Scope
Pretty new and currently ongoing, my recent-most project is focused on the comprehensive fit-out of 81 Colmore Row, a Grade II-listed building in Birmingham’s Business District, which was recently acquired by Kinrise. The goal of this project was for me to help transform this historic structure into a premium, high-end workspace that seamlessly blends Birmingham’s heritage, with modern-day amenities and creature comforts, all within a cosy office environment.
Special Features
In helping to create these unique business and office spaces, the most noteworthy element of this project with Kinrise at 81 Colmore Row is integrating heritage elements. Essentially, I had the tough task of preserving the building’s historic architecture, including the original columns, cornices, and panelling. Yet, I also had to incorporate contemporary design features to create distinctive workspaces. This meant renovating the building to include modern amenities.
For example, in creating these state-of-the-art facilities, I had to find a way to integrate high-speed fibre-optic internet, energy-efficient lighting, advanced heating and cooling systems, as well as other quality-of-life upgrades that future tenants would appreciate. Moreover, to create flexible office solutions, the finished project would offer both fully furnished and blank-canvas office spaces, so tenants could customise their environments as needed.
Challenges
As an ongoing project, there might be many more hurdles that I’ve yet to come across, but so far, some of the challenges that I’ve been through included:
- Historic preservation is a key priority, which meant that I had to ensure that modern changes and inclusions respect and enhance 81 Colmore Row’s architectural heritage. It required a lot of meticulous planning and collaboration with conservation specialists, too.
- Coordinating different trades and having to manage multiple subcontractors to execute both fit-out and external works simultaneously isn’t easy. In so doing, it necessitated that I make a precise schedule and maintain strict oversight to keep the project going smoothly.
- As with any project, trying to deliver high-quality finishes and install modern amenities while adhering to strict budgets would be tough. Ultimately, I have to achieve this through efficient resource management and value engineering.
Result
Right now, this new project at 81 Colmore Row with Kinrise is still ongoing, but it’s presently progressing on schedule. Plus, with the initial phases now successfully completed, the recent integration of the building’s historic features with modern amenities has been well-received, attracting strong interest from potential tenants, particularly those seeking a very prestigious business address in one of the more upscale areas in Birmingham.

Still ongoing, the project at 81 Colmore Row with Kinrise has rewarded me with responsibilities that include:
- Overseeing all aspects of the fit-out process and site operations, ensuring that all construction activities are done safely, efficiently, and in keeping with the project’s timelines.
- Conducting regular site inspections to uphold the highest standards of workmanship and to be sure that we maintain compliance with health and safety regulations.
- Coordinating the efforts of various trades, facilitating clear communication, and resolving any on-site issues promptly to keep the workflow going smoothly.
- Engaging with clients, architects, and consultants to ensure that project objectives are clearly understood and met, helping to create a strong collaborative environment.
- Implementing cost-effective solutions without compromising on quality, and utilizing a skilled team to make any adjustments at no additional expense to the client.
