Scope

This fascinating project involved me comprehensively refitting a live reception area and office spaces in The Cube, a rather prominent mixed-use development in the heart of Birmingham. The goal of this project was to enhance the functionality and aesthetic appeal of these spaces, not just by making sure they meet contemporary standards, but also by creating a welcoming environment for tenants and visitors.

Special Features

Among the more prominent changes that I was tasked with making was installing advanced fire suppression systems to further enhance safety for The Cube’s occupants and comply with current building regulations. Elsewhere, I also undertook the replacement and upgrading of the existing flooring with high-quality materials. This helped with improving their durability, with even better visual appeal. The same goes for the bespoke carpentry, too.

On that note, custom-made carpentry work, such as the creation of unique desks and fittings is designed to provide a more tailored, cohesive interior design. Then, there is also the new digital signage system installed in The Cube. This ought to massively aid visitors and tenants with more easily and effectively navigating within the building, and providing a better means of wayfinding to hopefully improve the overall user experience.

Challenges

This project offered an abundance of obstacles that I had to work my way around, including:

  1. Having to execute a comprehensive refit within a live building environment. As such, it meant that I had to plan meticulously to help minimise disruptions to ongoing operations within the building, as well as ensure the safety of occupants and workers alike.
  2. Managing sound around the work area, and implementing sound-proofing measures to help with controlling noise levels during construction activities. This was crucial, due to the pretty close proximity of residential units within The Cube.
  3. Collaborating closely with various stakeholders, including the building management, tenants, and other local authorities, all to ensure that the project progressed smoothly and any issues were solved promptly.

Result

All in all, the project for Office Principles at The Cube was successfully completed in time and within budget, which resulted in transforming the old reception area and office space to now better align with contemporary standards. These new enhancements and upgrades have since contributed to creating a much more welcoming and functional environment, benefitting both the occupants and visitors.

Responsibilities

As the senior site manager for this project for Office Principles at The Cube, I was responsible for a myriad of tasks, including:

  • Overseeing all aspects of the refit, including the initial planning stages, all the way through to completion, while also adhering to strict timelines and budgets.
  • Implementing and monitoring safety protocols, both to protect construction personnel, as well as The Cube’s occupants during the refit process.
  • Making sure that all the new installations, particularly the fire suppression systems and all the bespoke carpentry, met the highest craftsmanship and compliance standards.
  • Maintaining close and open communications with clients, the building tenants, as well as other stakeholders to address any problems and provide updates on my progress.
